Extensive Rot & Termite Damage Repair in Garden District
One New Creation recently completed a full exterior restoration in the charming and historic Garden District focused on extensive repairs from rot and termite damage, with work staged so the property would be ready for paint once all repairs were finished.
Scaffolding was set up as required to reach higher elevations and to provide safe access for detailed repairs. Damaged siding, framing, trim, insulation, and other compromised materials were removed to expose the full extent of rot and termite impact. Carefully removing only what was necessary kept the scope focused on structural and finish restoration.
Window work was a major part of the project. All window panes and glazing that could be salvaged were removed and set aside for reuse at restoration. Windows were removed and later reinstalled after repairs. Frames, sashes, jambs, and mouldings were sanded, stripped, and prepped to restore original profiles and fit.
Marine grade epoxy was applied to vulnerable and repaired areas to stabilize wood, fill deteriorated sections, and protect against future moisture intrusion. Epoxy coats were applied to frames, jambs, trim, and sashes at fully restored window units, providing durable reinforcement before reinstallation of glazing.
Several window panes that were too small for reuse were replaced. After frame and sash repairs, glazing was applied and all salvaged panes were reinstalled where they fit the restored units. This approach preserved as much of the original material as possible while ensuring proper sealing and weatherproofing.
Custom fabrication played an important role in matching historic details. New mouldings, mullions, sashes, jambs, sills, and trim were fabricated to match existing profiles and installed in place of damaged pieces. Replacement work included new siding, framing, trim, and insulation where removal had been necessary.
Specific structural repairs addressed areas of concentrated damage. Rotten and termite damaged sills at the right and left side elevations were replaced, and rotten corners at those same elevations were rebuilt. These targeted replacements restored proper bearing points and window support, and helped stabilize adjacent finish elements.
All restored window units received final fitment and glazing before being reinstalled into the openings. Careful attention to prep, epoxy reinforcement, and custom millwork ensured that the restored components matched the house visually and functionally.
With repairs complete, the house in Garden District, New Orleans was fully prepared for the next phase, paint. The combination of salvage, epoxy stabilization, targeted replacements, and custom fabrication returned the exterior to a solid, restorable condition and preserved historic character ahead of the final finish work.
